Bollygum Dell is a magnificent 199-acre rural property situated on the northern foothills of the amazing Porongurup Range just 53kms north of Albany, Western Australia.

The immaculate homestead on this wonderful property was built in 2014 and is a quality timber and fibre-cement weatherboard structure on a concrete pad. It features an elegant curved staired porch and a paved wrap around verandah with 2 rotundas and outdoor living spaces. Inside the main living area is a ‘French provincial’ style fit-out with high ceilings, picture rails and decorative rose & cornicing. There is a dual fuel stove with a choice of gas or electricity oven surrounded by a beautiful old fashioned farmhouse mantle. The homestead has 2 very large bed-sit style bedrooms, each with sliding glass as well as wooden French doors to the outside for private access. One has a dedicated ensuite with shower & toilet and the other has a semi-ensuite which includes a shower & bath. The second toilet is a separate room with a basin. There is another smaller third bedroom. A central sitting/library area with a massive library cabinet and large skylight makes for an ideal place to relax and enjoy some reading. Built in robes, linen and kitchen cupboards provide ample storage. A fully lined and insulated double lock-up garage is situated adjacent to the main homestead. A wet-back bakers oven provides room heating as well as an additional water heating option to the roof solar hot water system (a further instant gas hot water source kicks in if no sun and no baker’s oven available). The homestead is a quality-built dwelling using heavy gauge Colourbond as the roofing material and ‘smart glass’ solar efficient windows. The property is powered entirely off-grid with a reliable and generous stand-alone 63.6kW (1320ah) storage solar system, with a generator backup automatically triggered by demand. New batteries were installed in August 2021. The power supply is housed in a compliant and dedicated shed specifically for that purpose. This shed is part of a larger shed consisting of 2 machinery bays and a lockable workshop.

The Bunkhouse, built around 1998, is not fancy but quite fit for purpose as a ‘Shearers Quarters’ style of accommodation and is currently rented to the property Lessee’s. It is a fully lined and insulated residence with a separate bedroom/office, further partitioned bedroom space – adjustable as required, kitchen, living, bathroom, toilet, combustion baker’s oven/heater as well as a gas stove and a verandah on 2 sides.

Water is well supplied with 2 x 20,000 lt tanks supplying water for stock and toilet flushing needs sourced from the lagoon. This also acts as an emergency supply in the event of a fire. A submersible pump is used to fill the tanks which then gravitates back to troughs & households as required – minimizing the demand for power. There is one very good permanent soakage dam and two smaller semi-permanent waterholes. A 1,000-lt tank on top of the tank stand is kept full using a submersible pump in another 1,000-lt tank at the Bunkhouse. There is a further 4 x 20,000 lt of rainwater storage – a total capacity of 82,000 lt of fresh rainwater and with collection capacity for more if required.

The stock yards are entirely undercover in a very large 12mx28m eco-shelter that had a new tarpaulin roof fitted in 2021. In addition, there are 6 smaller 4mx6m skid shelters scattered throughout the paddocks along with 2 sputnik feeders and 3 x rectangular feeders. The yard panels, skid shelters and the feeders are all considered as movable plant and are currently included with the property lease/grazing license. The property is well designed with many smaller yards/cell paddocks and an extensive interconnecting lane system. The property boundary adjoins a Reserve on two sides and is double fenced along an adjoining neighbour’s property making for excellent livestock biosecurity.
